1. Look up their permits

   Search the company name on the county or city permit portal. Recent permits that closed with a passed inspection are the clearest proof of real work.

   Ask about it: no permits for work that normally needs one, or many left open.

2. Read reviews by date, not by average

   Look at the last three months on two sites. A steady flow over years says more than a high score.

   Ask about it: a burst of reviews in one week, or none for a year.

3. Match the license to the contract

   The license holder on the state lookup should be the company on your contract.

   Ask about it: a license in another company's name.

4. Ask for two recent job addresses

   Match them to permits, or ask to speak to those customers. Photos alone don't show whose work it was.

5. Ask who pulls your permit

   The contractor should pull it in its own name, not yours.

   Ask about it: “It's quicker if you pull it yourself.”

6. Tie payments to inspections

   Pay in stages that follow the work and its inspections, and get lien releases before the final payment.

Many gaps have a plain explanation. Ask in writing and look for an answer you can check.
